Source: Nation’s Building News, Week of Oct. 6, 2008 Before You Build Green: A Primer on Avoiding Liability Pitfalls offers pointers on marketing, contracts, warranties, training and compliance issues — all with an eye toward promoting successful green building projects and limiting exposure to liability. NAHB warns of inappropriate statements and representations while encouraging education and proper contract language: ■ Prevent misunderstandings with customers: Define "green" terminology in contracts. Specify the rating system as the NAHB Model Green Home Building Guidelines. ■ Make sure that "green" components and technology comply with local building codes. Be aware of private restrictions, such as a home owners association architectural review board. ■ Do not make promises of performance (e.g., a certain level of energy efficiency). Energy savings depend on occupancy habits and maintenance. ■ Train trade contractors to properly install green products or components. Assign someone on staff the responsibility for evaluating green materials, systems and technologies, and their installation and use. |
